California coastline
Background

How the firm began

David Wood spent his career in ground-up development in coastal California — entitlement, construction, and the years of hearings that come before either. Andrew spent his in real estate finance, first at Credit Suisse First Boston in New York and then across Latin America, underwriting hotels and placing the debt and equity behind them.

They began working on projects together, and found that the difficult part was rarely the building. It was the ground: parcels in places where a hotel obviously belonged and nothing had been approved in years. Those sites tend to sit, given entitlement risk and the ability to capitalize.

Stratus was founded in Newport Beach in 2004 to take that work on.
